This is the capstone module. No new theory — instead, eight real-world scenarios that require you to apply everything you have learned across the course. Work through each scenario, consider your approach, then read the professional analysis. This is how knowledge becomes judgment.

This module is scenario-based only. Each scenario is drawn from real situations that arise on domestic and commercial pressure washing jobs. There is no single correct answer in every case — professional judgment involves weighing multiple factors. The analysis explains the reasoning behind the recommended approach, including what most operators get wrong and why.

Scenario 1 of 8

The Block Paving Driveway with Heavy Moss

You arrive at a domestic job to clean a 60 square metre block paving driveway. The surface has significant moss and algae growth, deeply embedded into the joints. The client has told you the paving was jet washed by someone else two years ago and the moss came back within six months. They want it cleaned and want it to stay clean.

Apply a biocide treatment first and allow adequate dwell time — minimum 15–20 minutes, ideally longer. The biocide kills the biological material at the root, making it significantly easier to remove and reducing the pressure required. Pressure washing without pre-treatment on heavily bio-fouled block paving requires higher pressure to achieve the same result, which risks disturbing joint sand and damaging the surface edges of the blocks.

Use a rotary surface cleaner rather than a lance for the main clean — it produces a more even result and avoids the striping that a lance leaves on paving. Follow up with a final rinse at lower pressure. Re-sand the joints if the existing jointing sand has been displaced — failing to do so leaves the paving unstable and accelerates future weed and moss growth through the open joints.

Be honest with the client: moss will return on any paved surface that is shaded and damp. A post-clean biocide application and an annual maintenance clean is the realistic solution. Offer this as a service rather than promising a permanent result you cannot guarantee.

Key learning point Pre-treatment is not optional on heavily bio-fouled surfaces — it changes the chemistry of the job and protects both the surface and your result. The Painted Render Facade — Unknown Paint Type

A client asks you to clean the painted render facade of their 1930s semi-detached house. The render appears to be sand and cement, painted in a dark grey masonry paint. There is green algae growth across the lower two thirds. You do not know when it was last painted or what type of paint was used.

  • What method to use — pressure washing, soft washing, or a combination
  • What pressure is safe on painted render without lifting or crazing the paint
  • Whether to test a small area before committing to the full facade
  • How to handle the drainage of runoff containing biocide
  • What to tell the client if the paint is already failing

Soft wash first. Apply a diluted biocide or specialist render cleaner at low pressure — the chemical does the work, not the pressure. On painted render, high pressure risks lifting paint that is already beginning to delaminate, which will result in a damage claim regardless of whether the paint was failing before you arrived. Test a small inconspicuous area first and allow a few minutes to assess the reaction before proceeding.

If the paint is visibly cracking, bubbling, or peeling in places before you start, photograph it extensively and discuss it with the client before you begin. Establish in writing — or at minimum by text — that the pre-existing condition has been noted and that you are not responsible for paint that was already failing. Do not proceed if the paint is in very poor condition — the risk of a disproportionate damage claim is too high.

Manage runoff carefully — biocide-containing water should not enter surface water drains. Use drain bungs and allow the treated surface to dry naturally rather than rinsing aggressively.

Key learning point Unknown surfaces require a test-first approach. Pre-job photography is non-negotiable on any job involving painted or coated surfaces. Soft washing eliminates most of the risk on render — high pressure is rarely the right tool on this substrate. The Commercial Yard with Surface Water Drains

You have been asked to clean a 400 square metre concrete yard at a small logistics company. The yard has significant oil and diesel contamination from vehicle movements. You can see two surface water drain grates in the yard. The facilities manager has confirmed the drains discharge to a local ditch.

  • What chemical pre-treatment is appropriate for hydrocarbon contamination
  • What equipment is needed for a 400 square metre yard clean
  • What documentation to produce before and after the job

Do not start the job without a containment plan in place. Oil-contaminated washwater entering a surface water drain that discharges to a watercourse is a Water Resources Act offence — the fact that you were asked to clean the yard does not transfer legal responsibility from you to the client. You are the operator; the discharge is your responsibility.

Bung both surface water drains before starting. Apply a degreaser pre-treatment to the contaminated areas and allow adequate dwell time. Use a wet vacuum recovery system or direct runoff to a collection point — a temporary dam barrier is effective on flat concrete. Collected washwater must be disposed of lawfully — not tipped to any drain. Arrange tankering or, if a foul sewer connection is available on site with a trade effluent consent, use that route.

Produce a method statement that includes your drainage management approach before you start. The facilities manager should sign it off. This protects you legally and demonstrates the professionalism commercial clients expect.

Key learning point Oil contamination plus surface water drains is a hard stop until containment is in place. Never assume the client has considered the drainage compliance implications — they often have not. The legal responsibility for the discharge sits with the operator. The Client Who Wants a Price on the Phone

A potential client calls and asks for a price to clean their driveway and patio. They describe it as "a standard driveway and a decent-sized patio, block paving, nothing special." They want a price before agreeing to let you visit. They mention that someone else quoted them £80 and they thought it was fair.

  • Whether to give a phone price or insist on a site visit
  • How to respond to the £80 anchor price without immediately competing on it
  • How to qualify the enquiry and establish the actual scope
  • How to communicate your value without being defensive

Never commit to a firm price without seeing the job. A "standard driveway" can be anything from 20 square metres to 120 square metres. A "decent-sized patio" is equally meaningless as a scope description. A price given blind will either be too low — costing you money — or too high relative to what the job actually requires, losing you the work unnecessarily.

Respond by offering a free site visit to give an accurate price: "I'd rather come and see it so I can give you a fair price that reflects what's actually there — I can usually visit within a day or two." This is not a difficult request — most clients will agree. Those who refuse and only want a phone price are often price-shopping aggressively and unlikely to be profitable clients at any rate.

Do not engage directly with the £80 quote. You do not know what that quote included, what quality of operator made it, or whether it will actually be honoured. Focus on your own value proposition — professional equipment, insurance, a written quote, and a result that lasts — rather than competing on a number you have not yet earned the right to defend.

Key learning point Phone prices are a trap. A site visit costs you time but protects your margin and your professionalism. Competing on an unverified competitor price before you have seen the job is the fastest route to unprofitable work. See Module 13 (Quoting, Pricing & Job Management).

The Low-Flow Mains Supply

You arrive at a domestic job — a large driveway and rear patio — and connect to the client's outside tap. Within a few minutes you notice the machine is stuttering and the pressure is inconsistent. You check the flow from the tap and estimate it at around 6 litres per minute. Your machine requires 10 litres per minute to operate correctly.

  • Whether you should have identified this risk during the survey

Stop using the machine immediately. Running a pressure washer with insufficient water supply causes cavitation in the pump — a condition where the pump draws air along with water, which damages pump seals and valves rapidly. A pump repair or replacement is far more expensive than the margin on a single domestic job.

Explain the situation to the client calmly — they are not at fault and the issue is a common one with older plumbing. Options include: using a buffer tank if you carry one (a 200-litre IBC or water butt fed from the tap and drawn by the machine provides a reserve that smooths the supply); returning on a different day with a bowser; or adjusting your working method to use a lower-flow nozzle and work more slowly.

In future, check flow rate at the survey stage — a simple bucket test takes two minutes and identifies this issue before you commit to a price and a date.

Key learning point Water supply assessment is a survey task, not an on-site discovery. Protect your equipment — cavitation damage is not covered by most insurance policies because it results from operator error. Carry a buffer tank solution for low-flow sites. The Complaint — Damaged Pointing

Two days after completing a brick wall and patio cleaning job, the client calls to say the pointing between the bricks on their garden wall is now crumbling and falling out. They are angry and are saying you have damaged their property. They want you to pay for a builder to repoint the entire wall.

  • How to respond to the complaint without admitting liability prematurely
  • How to establish whether the pointing was failing before you started
  • What your pre-job photographs show
  • Whether your public liability insurance is relevant
  • How to resolve the situation professionally

Do not admit liability on the phone. Listen to the complaint fully, acknowledge the client's concern, and arrange to visit and assess the wall in person before responding with any offer or position. "I'd like to come and look at it with you so I can understand exactly what's happened" is the correct response — it demonstrates that you are taking it seriously without conceding anything.

When you visit, review your pre-job photographs. Old brick pointing that is already eroding will often crumble when exposed to water pressure, regardless of the pressure used — the water penetrates the existing cracks and destabilises loose mortar. If your photographs show the pointing was already in poor condition before you started, present this evidence calmly. If it was not visible in your photographs, assess what pressure you used and whether it was appropriate for the surface.

If you are genuinely at fault — too high a pressure on fragile pointing — acknowledge it, contact your public liability insurer, and let them handle the claim. Do not make a unilateral payment offer without involving your insurer. If the pointing was already failing and your photographs support this, explain the position factually and offer a goodwill gesture if you consider it appropriate — but do not accept liability for a pre-existing condition.

Key learning point Pre-job photographs are your evidence in every dispute. Old or failing pointing is a known risk on brick cleaning jobs and should be identified and discussed with the client before work starts. Involve your insurer before making any payment offer. The Roof Cleaning Enquiry

A homeowner contacts you asking for a quote to pressure wash their roof tiles. The roof is a standard pitched clay tile roof on a two-storey house. They have seen operators advertising roof cleaning on social media and want their tiles cleaned.

  • What the correct method is for roof tile cleaning
  • What the risks are to you and to the client's property
  • What equipment and insurance you need to work at height
  • How to price a job that carries significantly more risk than ground-level work

Do not pressure wash a pitched clay tile roof at high pressure. Clay and concrete roof tiles are porous — they are designed to shed water, not to withstand direct high-pressure impact. High-pressure washing blasts the protective surface layer off clay tiles, shortens their lifespan significantly, and can crack or displace tiles. It also saturates the felt and timber beneath if water is driven under the tiles.

Soft washing — biocide application at very low pressure — is the correct method for roof tile cleaning. The biocide kills biological growth at the root; the dead material then weathers off naturally over weeks. The result is slower to appear but far safer for the substrate.

Working at height on a pitched roof requires specific equipment — scaffolding or a roof ladder at minimum, full harness and fall arrest equipment for any operative working near the edge — and your public liability insurance must explicitly cover work at height. Check your policy before quoting. If it does not cover roof work, do not take the job on.

Key learning point Roof cleaning is a specialist discipline with specific method, equipment, and insurance requirements. High-pressure washing on clay tiles causes damage — soft washing is the only appropriate method. Never work at height without the correct equipment and confirmed insurance cover. The End-of-Season Equipment Check

It is November. You have had a busy season. Your pressure washer has done approximately 200 operating hours since you bought it in March. You are planning to store it over the quieter winter period. Before you put it away, what should you check, service, and do?

  • Flush the machine with clean water after the final job of the season
  • Run pump protector fluid through the system if storing for more than a few weeks — this prevents pump seals drying out and cracking in cold storage
  • Inspect all hoses for cracking, kinking, or damaged fittings — replace anything that is questionable before the next season, not during a job
  • Check and clean all nozzle tips — blocked or worn nozzles affect pressure and cleaning pattern, and worn nozzles waste water and reduce efficiency
  • Inspect the lance and trigger gun for wear — trigger guns are a common failure point and an inexpensive component to replace proactively
  • If the machine is petrol-powered, either run the carburettor dry or add fuel stabiliser — stale fuel is the most common cause of petrol machine starting problems in spring
  • Store the machine in a frost-free environment — water left in the pump freezes and cracks the pump housing, which is an expensive repair
  • Review your public liability and van insurance renewal dates — do not let either lapse during the off-season
Key learning point Equipment maintenance is not optional — it determines whether your machine is ready to work at the start of every season and every job. A machine that fails on site costs you a job, a client, and potentially a review. End-of-season servicing is far cheaper than reactive repairs. See Module 3 (Equipment Types & Selection).
