Case Study 1 — Domestic Condensation Mould: Bedroom, Terraced House

A homeowner contacts you about black mould on the external wall of their bedroom, behind the wardrobe and on the window reveal. The property is a 1970s mid-terrace. The mould has been present for approximately two winters. The client has two young children and is concerned about health effects.

  • Pin meter readings on the plaster: 22–28% WME (elevated but not saturated)
  • No evidence of penetrating damp or plumbing leak
  • Single-glazed window with significant cold bridging at the reveal
  • Wardrobe positioned directly against the external wall, restricting air circulation
  • Bathroom extractor fan not functioning
  • Ambient RH in bedroom: 74% at time of survey

Diagnosis

Classic condensation mould driven by cold bridging at the window reveal and restricted air circulation behind the wardrobe. The non-functioning bathroom extractor is contributing to elevated whole-house humidity. No structural damp present.

Remediation Approach

  • Advise client to move wardrobe away from external wall before treatment day
  • PPE: FFP2 respirator, nitrile gloves, eye protection (contamination <3m²)
  • Basic containment: close door, cover ventilation grille
  • Apply BPR-authorised fungicidal wash at manufacturer's recommended dilution; dwell 15 minutes
  • Remove mould growth with damp cloth; double-bag as contaminated waste
  • Apply biocidal encapsulant to treated surfaces
  • Post-remediation moisture readings: 16–18% WME — within clearance threshold

Treatment without addressing the cause will result in recurrence and a dissatisfied client.

Case Study 2 — Landlord Instruction: Severe Mould in Rented Flat, Vulnerable Tenant

  • Mould growth in bedroom (4.2m²), living room (2.8m²), hallway (1.1m²), and bathroom (extensive)
  • Total contamination area: approximately 9m² — classified as severe
  • Significant rising damp evident in the living room — pin meter readings 35–42% WME at low level
  • Penetrating damp at the bedroom external wall — suspected failed pointing
  • Bathroom has no mechanical ventilation and a sealed window
  • Tenant has been using portable electric heaters due to a faulty central heating system

Professional Judgement Required

This job presents several important professional decisions before any treatment begins:

  • Structural damp must be addressed first: Treating mould over active rising damp and penetrating damp will result in rapid recurrence. Advise the landlord in writing that structural repairs (DPC, repointing) must be completed before remediation can be effective.
  • Vulnerable occupant: The child must not be present during treatment. Advise the letting agent that the tenant and child should vacate the property for the duration of the work and for the re-entry interval specified by the product manufacturer.
  • Heating system: A functioning heating system is essential for drying and preventing recurrence. Advise the landlord to repair the central heating before or alongside the remediation.
  • Scope of works: Issue a written quotation clearly stating that the remediation addresses existing mould growth only, and that recurrence is likely if the structural damp and heating issues are not resolved.

Remediation Approach

  • PPE: FFP3 respirator, nitrile gloves (double-gloved), goggles, Tyvek coverall, boot covers
  • Full containment with polythene sheeting across all doorways; negative pressure not required at this scale but HEPA air scrubber recommended
  • Treat all affected areas with BPR-authorised biocidal treatment; dwell per manufacturer instructions
  • Remove all affected plasterboard in the bedroom where penetrating damp has caused substrate damage — bag and dispose as contaminated waste via licensed contractor
  • Apply encapsulant to all treated masonry surfaces
  • Post-remediation air scrubbing for 2 hours before removing containment

⚠ Do Not Proceed Without Written Instruction: In landlord-instructed jobs, always obtain written confirmation of the scope of works and the landlord's acknowledgement of any limitations before starting. If the landlord refuses to address structural issues, document this clearly in your quotation and post-remediation report. Your liability ends where the client's responsibility begins.

Case Study 3 — Commercial Premises: Mould in Office Following Roof Leak

  • Mould growth on ceiling tiles: 6m² (tiles are suspended mineral fibre — porous, cannot be effectively treated)

  • Paper documents: significant mould growth — client to be advised on salvage vs disposal
  • In-situ hygrometer readings in screed below: 81% RH (above clearance threshold of 75%)
  • Ambient RH in office: 68% — elevated but reducing
  • No active leak; roof repair confirmed by roofer's report

Remediation Approach

  • Ceiling tiles: Remove and dispose of all affected tiles as contaminated waste — porous mineral fibre cannot be effectively decontaminated. Advise client to replace with new tiles after the area is dry and clear.
  • Plasterboard walls: Remove affected plasterboard to 300mm below the visible mould line — mould growth within the board may extend beyond the visible surface. Bag and dispose as contaminated waste.
  • Documents: Advise client that paper documents with active mould growth cannot be safely remediated on site. Options are specialist document recovery (freeze-drying) or disposal. Document this advice in writing.
  • Structural drying: Deploy desiccant dehumidifiers and air movers to reduce screed RH to below 75% before reinstatement. Monitor with data loggers — estimated drying time 5–10 days depending on conditions.
  • PPE: FFP3 respirator, Tyvek coverall, nitrile gloves, goggles
  • Full containment during removal works; HEPA air scrubber running throughout

Post-Remediation Verification

  • Visual inspection: all affected materials removed, no visible mould remaining
  • In-situ hygrometer: re-read after 72-hour equilibration — must be below 75% RH before sign-off
  • Air sampling: recommended by loss adjuster — indoor sample compared to outdoor reference
  • Full post-remediation report issued to loss adjuster with photographs, moisture readings, and air sampling results

Key Learning Points: Insurance-instructed commercial jobs require a higher standard of documentation than domestic work. The loss adjuster will scrutinise your report. Porous materials that cannot be effectively decontaminated must be removed — attempting to treat them in situ is not acceptable practice and will not satisfy an insurer. Structural drying must be verified before reinstatement.

Case Study 4 — Common Mistakes: What Went Wrong and Why

Using incorrect PPE Operative used a standard dust mask for a severe contamination job (>5m²). Reported respiratory symptoms the following day. FFP3 minimum for moderate to severe contamination. Dust masks do not protect against mould spores. PPE selection must be based on contamination level, not convenience.
No post-remediation report Operative completed a landlord job, collected payment, and issued no report. Six months later the tenant made a complaint to the council. The operative had no evidence of what work was done or its outcome. A written post-remediation report is mandatory for every job. It is your professional record and your legal protection. Issue it at handover and retain a copy.
Mixing chemicals Operative mixed a bleach-based product with an acid descaler to “boost” the treatment. Produced chlorine gas. Operative required hospital treatment. Never mix chemicals. Read the SDS before using any product. Bleach must never be mixed with acids, ammonia, or other cleaning products. This is a life-safety rule.

12.1 — Consolidating Your Learning

  • Moisture is always the root cause. Mould cannot grow without moisture. Every professional decision — from survey to sign-off — must be grounded in understanding and addressing the moisture source.
  • Documentation protects you. A survey report, COSHH assessment, post-remediation report, and signed completion form are not bureaucracy — they are your professional evidence and your legal protection.
  • PPE is non-negotiable. The correct PPE for the contamination level must be worn on every job, without exception. There are no shortcuts that are worth the health risk.
  • Communicate clearly and in writing. Manage expectations before the work begins. Document limitations, recommendations, and client acknowledgements. Verbal agreements are not enough.
  • Know your limits. Refer structural damp to surveyors. Refer complex air quality questions to environmental consultants. Refer legal and insurance questions to the appropriate professionals. Knowing when to refer is a mark of competence, not weakness.

12.2 — Preparing for the Final Assessment

The final assessment consists of 20 multiple-choice questions drawn from all 12 modules. The pass mark is 70% (14 out of 20 correct answers). On passing, you will receive your CCMTec Academy Certificate of Completion, which you can print or save as a PDF.
